  • You, the investor, receive a preferred annual return of 9% before Night Owl earns a single dollar.
  • Profit Sharing (80/20 Split)
    After the preferred return is paid, additional profits are shared:
    • 80% to Investors / Limited Partners
    • 20% to Night Owl Investors / General Partner

  • Cash-Out Refinance
    Once the project stabilizes, we execute a cash-out refinance to return your invested capital, while you continue to earn returns from your equity position.
